A couple of little birds have mentioned to us over the past few months that a new French restaurant is going to open in the Dutch Kills area of LIC on Crescent Street. No one has given up an address, though. We did some poking around and discovered that the people associated with 38-40 Crescent Street submitted plans and applications to the DOB for a restaurant – unfortunately for them, both their application regarding plumbing work, as well as their plans to do some interior renovations (estimated cost of $200K) were disapproved just this week (12/10). We would be surprised if they left it at that, though. There isn’t much in that area as far as restaurants go, so we get excited at even the inkling of one opening, and the area is ripe for changes like this.

Interesting about this building, too – Massey Knakal in July of this year sold the property for $1,305,000 ($260 per square foot) and it was paid all in cash. The property is about 5,000 square feet in size and sits on a 25’ x 100’ lot. The Department of  Buildings records actually indicate “eating and drinking establishments” (plural), which is additionally intriguing (not one but two restaurants? Or a restaurant and a bar? Hmm…).

Additionally, the Queensboro LIC Development LLC folks are involved with this project. They are a local developer in the area that has also been a part of the formerly stalled site at 23-10 41st Avenue, which was going to be condos but will now be a 117-unit mixed-income residential development with 108 affordable rental apartments. This is part of the Housing Asset Renewal Program (HARP), a program which helps turn condos that aren’t selling into affordable housing.

There are a lot of hotels established, as well as a number that are going up in the area, so more and more people are finding their way to Dutch Kills these days (a 95% occupancy rate at the neighborhood hotels has been quoted).

We’re definitely intrigued, and will keep an eye on this property to see what comes about.
