LIC’s 31-01 37 Avenue Demolished, Awaits Development

31-01 37 Avenue 1

A wooden house at 31-01 37 Avenue in Long Island City was demolished earlier this year and looks primed for redevelopment. There hasn’t been a plan proposed yet, according to Department of Buildings filings, but the owner is Ventura Land Acquisition LLC, which sounds like a developer. The property was last assessed with a value of $30,729, according to PropertyShark. Know more? Email us at queens@brownstoner.com. GMAP

UPDATE: The developer has provided more details about the project in the comments section below, including the fact that there will be a cafe on the ground floor.

  • Expect something a lot bigger here. That house was less than 3,000 sf and developer is allowed to build almost 9,000 in this location!

  • Hello there! We are the developers of the site you’ve posted the comment about. We will be developing the site very soon. We had an architect that really screwed us up and who could not hit the milestones he set. If you have any recommendations, lets us know. Talk to you soon!

  • Expect a mixed use building and some type of cafe below. We will not tell you what the cafe will be, but you will like it, trust me! Cheers!

PS: correction, should be “miles we set”

Any further thoughts or comments appreciated…. : )

  • Thanks for the info, Project Developer!
