Here’s a listing for a two-bedroom, one-bath co-op with sunroom in one of our favorite Jackson Heights apartment buildings, Laburnum Court. This is one of only a handful of buildings in Jackson Heights with fireplaces. It also has a foyer, French doors between the dining and living rooms, high ceilings, oak floors inlaid with mahogany and maple, a shared garden, and lots of light from all four directions. The preview page for the listing says it’s a fixer-upper; unfortunately there are no interior photos, so we don’t know if the apartment has all its original details, but it does have the original 1920s fireplace. The building is close to the express trains and requires 10 percent down. The maintenance is $787. The one obvious drawback: The unit is on the first floor. Given that it needs some work and is on the first floor, what do you think of the price of $375,000?

there are many other pre-war coop buildings that have elevators near the express subway stop. For example, The famous Berkeley. between 35th ave 37th ave, you can have Colonial court on 76th st. Filldor Court on 72nd st, Jac Towers on 72nd Street, the Mayfair and Surrey on 73rd Street and The Salem on 37th Avenue and 72nd st. Granted, only Berkeley has decent size interior gardens, while other buildings only have small size bbq backyard with a couple of benches and tables.
Laburnum and Hawthorne are the only pre-wars with elevators near to the subways in JH, so I’m totally down with the building. But first floor? No can do. That’s just me, but I’d wait for something higher up.
I’m pretty sure this property has accepted an offer. Most of the real estate in JH is getting snatched up within a week or two of the listing (unless there are issues with it). Beware of MPC Properties’ prices.
