This one-bedroom condo at 84-62 Austin Street in Kew Gardens has a modern look to it but it’s going to need some significant upgrades. The kitchen and the lofted second floor look a little worse for wear. However, we do like the flexibility and the potential of the second floor space. That being said, do you think the ask of $358,000 makes sense?

I never understood why anyone would list an apartment without disclosing what the monthly maintenance is, what it includes, if there is a current tax abatement and when that expires, etc etc. I’m not targeting you, the seller of this unit on Austin St., but instead all sellers and realtors in general. Be honest up front with the important financial details, and you will get more serious buyers as opposed to ones who go into shock over amounts that may be out of their comfort zone. The listing price is not enough information to go on by, sorry.

    • Certain sites will list the maintenance, others will not. Redfin and Trulia do. Maintenance for this building is $346. It includes all exterior repairs as well as heat, hot water, and gas.

      There is no tax abatement available for this condo since it was built in 1982. A building needs to be less than 20 years old to qualify.

  2. As the seller, I would like to comment on the previous post. I have a feeling it was left by a vindictive listing agent.

    The price is fair when considering the value per square foot in Kew Gardens. This is a building with 12 units, and it exceptionally new and clean for the area. You are a 5 minute walk from the LIRR, and a 10-15 minute walk from the Union Turnpike subway station.

    Bathroom is not original, it has a brand new vanity, cabinets and lighting fixtures – see images. Kitchen is original except for a new dishwasher.

    It does back to the LIRR tracks, but is virtually unnoticeable with the balcony door closed. For Queens and for the area, it is relatively peaceful.

    My fiance, our daughter and I lived comfortably in this condo for 5 years until my career forced a move out of state. This is not your typical one bedroom. Come have a look and you’ll be pleasantly surprised.

    • Perhaps you should thank the author of the blog for posting this and giving you exposure, instead of using it as a sounding board for your own interests. The again, the accusation of a “vindictive listing agent,” leads me to believe you are probably selfish anyway, and that’s why the unit is overpriced.

      • While I am appreciative for the exposure (thanks to Brownstoner.com for featuring this), I was not trying to use this as a sounding board. I was clarifying the information in your comment that was inaccurate.

        Speaking of “la-la land,” as you so eloquently put it earlier — were you there when you started accusing people of being selfish on a real estate website? Are you serious? Tell me this — if you thought the place was under-priced, would you call a seller generous, or stupid?

        This is not about things like selfishness and generosity, it’s about selling the place for what it’s worth. If someone is interested and thinks the place is worth less than the asking price, wouldn’t it be prudent to do some research and make an offer? Or should we just boil things down to abstract notions?

  3. Extremely overpriced. It backs to the LIRR main tracks and the only bedroom opens to the living room below. Add an original kitchen and bathroom to that, and you get a seller and/or agent in la-la-land.
