New York YIMBY got its hands on a rendering for 23-10 Queens Plaza South, a residential tower developed by Property Markets Group. Plans call for a 44-story, 345-unit building built over an existing warehouse — the developers will convert the warehouse into parking and loft office space. These plans are different than ones revealed in early 2013, when the developers wanted to demolish the warehouse and build only residential. As YIMBY says, “At the very least, the preservation of the existing industrial space will allow the tower to engage with the street in a way that’s atypical for new construction in Long Island City, as few buildings incorporate legacy structures.”

The DOB disapproved building plans filed in December. But construction is expected to begin this month and will likely last until 2017. The architect behind the above rendering is SLCE.
