Zumper Rentals - Manhattan 2BR - January 2014

Yesterday Curbed published this map from the listing website Zumper rounding up all the median rents from new two bedroom listings in the month of January. Manhattan, of course, gets a lot of ink, but parts of Brooklyn and Queens are also included. No big surprise that Astoria and LIC are cheaper to rent in than every neighborhood of Manhattan. We were a little surprised, however, that a two bedroom in Long Island City (priced at $3,535) is a couple hundred bucks pricier than a two bedroom in Williamsburg ($3,100). A two bedroom in LIC is also just $60 cheaper than a two bedroom in the Upper East Side! As for Astoria, the only neighborhood on the map that rivals the neighborhood for cheapest rent is Greenpoint — Astoria comes in at $2,300 with Greenpoint at $2,600.

  1. Astoria’s still a relative good deal considering its come such a long way in the past 10-15 years. But I’m thinking that’s due mainly to the lack of new construction in the more “prime” areas. Older buildings = cheaper rents.
    LIC is so pricey because 99% of the inventory is new lux buildings.

    • Spot on regarding LIC. Similar reason Tribeca is so much more than West Village, for instance. New buildings and/or new gut renos of GIANT loft apartments. Sure, they’re 2 bedrooms, but they’re 2500 sq ft.
