Having gone to the open house for 71 3rd Street, I have to say the place is WAY overpriced. It is tiny (the lot itself is only 360 sq.ft.!), and built to the lot-lines! The realtor was trying to push the “potential” of the place, pointing out you could someday buy the lot on either side, build a third floor, or lease the lot behind it for a backyard. $1.2 m for what it is, without those already in the deal, is beyond wishful thinking.
