The Long Island City office building at 21-21 44th Drive, right outside the 23rd Street and Court Square subway stations, is up for sale or lease sold this past August. It’s a 45,000-square-foot building and a 6,000-square-foot parking lot. The parcel is zoned M1-4/R7A, so a residential build’s definitely possible. And a big one at that — as the listing says, this is “buildable to 86,976 SQ FT residential.” The listing also tries to sell this as an “office conversion, trade union, trade school, corporate headquarters, & mini storage.” With the development boom around Court Square these days, we’d keep an eye out for future development of the residential kind… UPDATE: A broker involved with the site reports that the Loopnet listing is outdated and the property is no longer for sale. Actually, this parcel sold in August for $15,300,000.
